Tools

  • Check a BOQ and turn it into a quotation

Paste rows from Excel. Each line is matched to the item library and flagged where it leaves the material, size, finish, unit or measurement open. Then add rates and GST and print it. Nothing leaves your browser.

  • Interior BOQ item library

41 items in 9 trades: unit, how it's measured, the Indian Standard that applies, what the line must name, what quotes leave out, and a line you can paste.

  • Interior BOQ format in Excel

Every item in the library as a blank BOQ, one sheet, grouped by trade, with a measurement-basis column and the amount and total formulas in place. What each column is for, and why there are no rates.

Guides

  • What is a BOQ? BOQ vs estimate, quotation and BOM

A bill of quantities (BOQ) lists every item of work with its description, unit and quantity, measured from the drawings before anyone prices it. Contractors fill in the rates, so three quotes can be compared line by line. An estimate is the expected cost, a quotation is a priced offer, and a BOM lists the parts of one product.

  • How to make an interior BOQ, step by step

Make an interior BOQ in 7 steps: read the drawings and finish schedule, split the work room by room and trade, pick each item and its unit, measure and state how, name the material, size, finish and hardware, list exclusions, then price it. A line two contractors would read differently is the line that causes the dispute.

  • How interior work is measured for a BOQ (IS 1200)

Floors, ceilings, paint and woodwork have an Indian Standard for measurement, IS 1200: measure net as fixed, deduct openings only above a set size, and price skirting by running length with its height stated. Modular kitchens and wardrobes have none, so a BOQ line must say its basis: the same wardrobe can be 60 sq ft or 8 running ft.

  • Board standards for an interior BOQ: IS 303, IS 710 and others

An interior BOQ names the board by its Indian Standard and grade, because "plywood" alone can be priced as the cheapest sheet in the market. IS 303 covers general-purpose plywood (MR, and BWR, renamed BWP by amendment), IS 710 marine plywood, IS 1659 block boards, and IS 3087 and IS 12823 particle boards.

  • Variation orders in interior work, priced from the BOQ

A variation order records a change after the BOQ is agreed: what was added, omitted or substituted, at what rate, and its effect on time and payment, signed before the work is done. CPWD's contract conditions price a changed item at its BOQ rate, a new item at a market rate claimed within 15 days, and extend time in proportion to the added cost.
